Back in my twenties it was my house ownership dream to live in a historic Craftsman or Victorian home in Angelino Heights. That dream did not materialize, in part, because I was – you guessed it – in my twenties and also perhaps because so few of those 100+ year old single family homes came with any income potential. This craftsman, built all the way back in 1909 as a single family home is now a seamless two units. Each unit has nicely sized and include two bedrooms each, plus both private and shared outdoor space.
Angelino Heights is often called Los Angeles’ first suburb, the hilltop residential area of Angelino Heights lies two miles northwest of downtown Los Angeles, near the communities of Echo Park and Silver Lake. The area was planned as a respectable, genteel Victorian neighborhood for Los Angeles’ late 19th century upper-middle class. The first designated HPOZ in the city, Angelino Heights contains some of the best remaining examples of Victorian-era architectural styles in Los Angeles, as well as later examples of Craftsman and Mission Revival styles.
This classic craftsman looks like quite the beauty from the street, don’t you think? The front yard has been lushly landscaped and boasts a great front porch. And although the house was built 110 years ago you wouldn’t know it. In 2018 the home saw exstensive upgrades including fresh paint, new roof, new electrical, remodeled kitchens, and foundation work.
Both units have near mirror image floorplans, but it’s this first unit that will most likely be the “live in one” for you in this “live in one and rent the other” situation. Enter to the seriously charming living room which has original hardwood floors, a stunning coffered ceiling, and a huge brick fireplace with a wood mantle. Also don’t forget to notice the timeless and priceless wood built-ins – the bookshelf on the right and the storage bench on the left.
Both units cover two stories. This unit’s lovely dining room is bathed in natural night and features built-in cabinetry and counter space that makes holiday buffets and other special entertaining events a breeze.
The updated kitchen has outdoor access, custom cabinetry that reaches the ceiling, a stainless steel stove, subway tile backsplash, brand new laundry appliances, and plenty of storage.
The first of the two bedrooms is the master. It’s a private and peaceful room with a wonderful enclosed porch patio.
The patio is absolutely dreamy. It’s spacious and creates a natural outdoor extension of the master suite.
The first unit has not just one but two bathrooms. Each have been updated but maintain the period vintage vibe.
The second bedroom has treetop views overlooking Angelino Heights.
Onto the second unit. Notice the incredible brick and wood work on this craftsman. It’s always extraordinarily special to see one of these historic homes so appreciated. You can see the decades of care in those little details.
As I mentioned, the second unit is nearly an exact replica of the first, except there’s no fireplace and no second bath.
The remodeled kitchen similarly brings in an abundance of natural light.
And both of the second unit’s second-story bedrooms enjoy great street views.
This duplex also contains an additional bonus room with a 3/4 bath. While there’s no kitchen or kitchenette (yet) this space would be perfect as an office or an overnight guest quarters. Or maybe it could double as both. There seems to be more than enough room.
The property has a great fenced-in backyard with several planting boxes and spaces for outdoor entertaining and casual lounging. Add a patch of grass and it’s perfect for pets. Add a hot tub and make it an attractive spot on one of these chilly October evenings.
Currently, both units enjoy backyard access but that could potentially and quite easily be changed if you would like a truly private backyard oasis while you also have that sweet rental income next door.
1062 W Edgewar Road may not be a designated Historic Cultural Monument like some of its neighboring homes (yet), but is located in a Historic Preservation Overlay Zone which means the character and charm of the neighborhood will remain for years and years to come. No small lot homes on these blocks! Best of all, easy access to the 101 makes travel to Downtown, Hollywood, and Burbank a breeze and you’re just a stone’s throw away from all of Echo Park’s restaurants, coffee shops, bars, and shops. Get your morning coffee at Dinette, swing by Stories for a book or two, enjoy a walk around Echo Park Lake, and return to your sun-drenched totally restored and altogether dreamy Angelino Heights Craftsman homes.
