High above the city on a quiet hillside, this gorgeous 1886 Victorian residence overlooks the skyline towers of Downtown Los Angeles. Located in Angelino Heights, one of the city’s oldest and most storied neighborhoods, this outstanding home offers a rare combination of architectural beauty, historic bonafides, flexible spaces, and close proximity to Echo Park and DTLA.

Angelino Heights is a landmark in every sense. Established in the late 19th century, it was among Los Angeles’s first residential suburbs and quickly became known for its ornate Victorian architecture.

Today, it is protected under the city’s Historic Preservation Overlay Zone (HPOZ) ordinance, which safeguards the neighborhood’s unique character and timeless craftsmanship.

The designation ensures that renovations honor the original details that make these homes so visually and historically significant. With its vintage lamp posts, preserved facades, and cinematic charm, the neighborhood stands as a living archive of Southern California’s early urban design.

Inside the home, period details shine through tall ceilings, large windows, and generously-sized rooms filled with brilliant natural light.

We were honored to be asked to stage this amazing Victorian. Our company, The East Side Staging Company, were thrilled to design and stage these inspiring rooms with many of our finest pieces, both old and new.

It’s one of our favorite stages ever and was absolutely a joy to imagine this expansive nearly 3,000 square foot home that it could be lived in.

The formal dining room is open to the living room and has plenty of space for a large dining table, plus tableaus of your choice like this cute bar cart space.

Two beautiful full bathrooms, each with a classic clawfoot tub, are paired with two additional half-baths for everyday convenience.

The home has a second, more casual designated breakfast room just off the kitchen. It leads to a super charming screened-in back porch and patio.

The kitchen has been thoughtfully updated to maintain its historical spirit while supporting everything we want in a modern kitchen, like the massive center island with built-in seating and storage, new countertops, and interesting hardware and fixtures.

1279 Bellevue Avenue boasts “four to five” bedrooms, including a first floor bedroom.

Yes, flexibility is key here. The layout is both spacious and adaptable, offering room for creative pursuits, family life, or a flexible work-from-home setup.

Previously configured as a duplex, the floor plan allows for a variety of living arrangements, from a private single-family retreat to a multi-unit compound. While not the primary bedroom, I love that this spacious retreat has its own street-facing balcony with jetliner views to DTLA.

The primary suite is truly incredible. First, it’s huge, with its own private sitting room. Second, just look at that stunning original fireplaces, the amazing wood accents, the period appropriate chandlier.

And the list goes on: just look at these breathtaking views of our great city’s skyline. Imagine waking up to that every morning!

The primary suite’s sitting room could potentially become the home’s fifth bedroom.

Another bedroom makes for excellent children’s room.

Another great space is this roomy laundry room. Laundry suite, let’s say.

Classic vintage hex countertops, a large basin sink, storage, and outdoor access to a great second story deck. Laundry will always be a chore but if you have to do it somewhere, this is the kind of laundry room to do it in. Dare I say this space is…inspiring?

Here’s another photo of the home’s second full bath, because why not? When the wood wainscoting is this handsome and moody you kind of just want to stop for a moment and appreciate it.

The backyard is private and peaceful, offering lots of space to relax or entertain.

A detached garage offers potential for a studio, office, or ADU conversion. Chicken coops, mature citrus trees,

Opportunities like this are rare in a neighborhood with such history and presence. With its rich history and welcoming spirit, this home offers a soulful place to land. Everything you want in a historic Los Angeles home is here—and then some. All that’s missing is you.
