At first glance I thought this may be a mid-century home located in Los Feliz, in the streets just above Hollywood Boulevard and Barnsdall Art Park (my fav spot for wine tastings during the summer). Upon closer inspection there was no doubt about the property’s period and style: Turn of the century and straight from the Arts & Crafts movement.

The property was built in 1916 and though it could use a bit of work I think you might fall in love with a lot of the vintage details, wonderful potential, and, of course, the possibility to collect rental income from the two back units while you live in the roomy single family main house.

Okay, first thing I should let you know: These photos have been virtually staged. That can sometimes be distracting and weird and not ideal, but some of these could give you a nice idea about how these 100 year old spaces could work.

The main house has great newly refinished hardwood floors, custom craftsman cabinetry, and lovely dark wood walls. But it also has essentially wall-to-wall windows and doors on one side of the living room so the open layout spaces are anything but dark and drab.

The house has both a living room and a spacious family room, each with fireplaces and French doors.

All in all, it’s a great opportunity to own an income-producing triplex close to all the restaurants, shops, and nightlife of Los Feliz Village, the joys of Barnsdall Art Park and the Hollyhock House, plus the growing Hollywood Blvd. Los Feliz corridor.
