What is the square feet limit for a house to be considered a tiny home? Some say 800 square feet, but as someone who has now purchased and lived in two roughly 800 square feet homes, that sounds crazy to me. I’m thinking a tiny home may be more like 400 square feet or less. But who’s talking about square feet anyway when you live in Southern California and you have incredible outdoor space that becomes a natural extension of your open layout indoor living spaces? Such is the case with this smartly designed 2 bedroom, 1 bath 862 sf. Traditional-style home in a great location in Echo Park.
Private and gated and located just a block or two from Echo Park Lake, 1905 Clinton Street is a cheerful and inviting abode built in 1937.
Stylishly updated, the home exudes a cool, maybe even a suave appeal. From the yellow front door onward. Also notice two mature trees on the lot, they help to provide much needed shade in the hot summer months. Even though there’s recently installed central heat and air and LADWP insulation, they’ll play a big role in keeping that power bill at bay.
Inside you will find a nicely open floor plan that is light and bright and anything but sealed off.
The home boasts luscious hardwood floors and a dedicated dining room off the living room that opens up to a spacious wood deck and a grassy backyard primed for entertaining.
The kitchen is vintage yet modern at once, with an intricate tile backsplash, a large apron sink, butcher block counters and both closed and open shelving. The kitchen also enjoys backyard views. Sure, I like a pink kitchen, but what about you? Easy fix, if not.
There’s also an adjacent laundry room so you will be able to stop worrying about finding one of the dwindling and disappearing laundromats on the east side. In fact, the only downside may be some friends will ask you to come over to do a load or two.
The two bedrooms are lovely, each with wall closets, more of that gorgeous hardwood floors, ceiling fans, and backyard views.
The second bedroom is staged as a nursery, but is large enough to make this an awesome office or a guest bedroom ready for roommates or out-of-town visitors.
While there’s just one bathroom, it’s a full bath with a tub.
The wonderful enclosed backyard is perfect for dog owners, picnic lovers, and sun bathers.
The home is situated on a versatile LARD2 zoned lot. It’s also got a gated off street parking for two cars. Plus it’s on a tankless water heater and an upgraded electric panel.
And, like I mentioned before, it’s just a couple blocks from Echo Park Lake via the Clinton Street steps, so if your own backyard doesn’t create enough of that prized Southern California indoor/outdoor flow, the lake, the paddle boats, the ducks, the walks, and all the coffee, are just a stone’s throw away.
