You’ve found her! I’m right here. No, seriously, while it may seem like an easy thing to do on the home buying checklist, finding a real estate agent is one of the most important steps in the process. You shouldn’t choose just anybody. There are amazing real estate agents that will go above and beyond for their clients…and, of course, there are some less than stellar ones. How do you find the agent that will best fit your needs? You’ll want to find an agent whose philosophy and methods align with your preferences. Many people choose their real estate agent in less than an hour and nearly half of all homebuyers pick the first agent they meet. You should be prepared to interview at least two or three agents to find the right person. And don’t worry, our feelings won’t be hurt if you don’t pick us. We understand it’s all about the right vibe.
The typical real estate transaction involves at least two dozen separate people. Assessors, mortgage brokers, underwriters, inspectors, appraisers, escrow officers, buyer’s agents, seller’s agents, bankers, title researchers, and many more! It is the responsibility of your real estate agent, hopefully me, to expertly (and calmly!) coordinate all the professionals involved in your home purchase. And, of course, to act as the advocate for you and your interests throughout. It’s okay to be choosy. Since your house is one of the biggest investments you will ever make.
Some people just don’t know what to ask when evaluating an agent. As an agent and a home owner myself, here are some questions you should definitely ask your agent during your agent search. Asking the right questions will help you gain insight into the agent’s capabilities and personality.
For buyers and sellers:
- Why did you become a real estate agent?
- Why should I work with you?
- How many clients are you currently representing?
- Is this area growing or declining?
- What do you do better than other real estate agents?
- What process will you use to help me find the right home for my particular wants and needs?
- What are some mistakes that you think people make when buying their first home?
- What other professionals do you suggest we work with and what are their credentials?
- How have you won those pesky multiple offer situations?
- Can you provide me with references or testimonials from past clients?
- How will you keep me informed?
And for sellers, ask how your property will be marketed. In today’s world putting up a for sale sign isn’t enough. The internet is at our fingertips and your property should get the hugest audience possible. Whether that’s a viral marketing campaign on social media or in front of the eyeballs of readers of Curbed, LA Times, The Eastsider LA, and more.
Basically, it all comes down to the vibe. You should be able to trust your agent. We’re not just salespeople, we’re facilitators of the American dream. I can’t imagine a bigger responsibility to you than that.
